Executive Leadership

Edward P. Huletz founded Institutional Broker of Record Services to provide the institutional-grade brokerage leadership, licensed supervision, and compliance infrastructure required by organizations conducting real estate transactions across state lines.

As Founder and Principal Broker, Edward directs IBOR’s strategy and governance framework while overseeing the professional standards supporting each engagement. He maintains real estate brokerage licensing across 35 states and brings experience in brokerage operations, transaction oversight, investment real estate, fund operations, institutional asset disposition, and organizational leadership.

Edward’s multi-state licensing authority and operating experience help institutional clients enter new markets, execute transactions, and maintain consistent oversight without establishing separate brokerage operations in every jurisdiction.

Scott Mallard brings nearly two decades of commercial real estate brokerage and property-management experience to IBOR. A broker since 2006, he previously operated Madison Properties and has worked with Blue Dot since 2014. Since 2021, he has served as Managing Partner and broker for the Peritus Properties Seattle office.

Scott supports multi-jurisdictional compliance review, transaction supervision, operational standards, and the consistent application of professional requirements across IBOR engagements.

His practical experience helps IBOR evaluate state-specific transaction requirements, coordinate appropriate brokerage oversight, and support institutional clients without disrupting their existing operating structure or client relationships.

Jennifer Ablao leads client relations and service coordination, helping ensure every IBOR engagement is handled with professionalism, responsiveness, and clear communication.

She serves as a central point of contact for institutional clients, coordinates internal communication and service delivery, and supports a consistent experience throughout the relationship.

Jennifer’s client-focused approach helps maintain continuity across multi-state engagements while ensuring client questions, service needs, and internal requests are directed to the appropriate members of the IBOR team.

Camilla Christopherson leads the human resources and organizational development initiatives supporting IBOR’s culture of professionalism, accountability, and continuous improvement.

Her experience in talent development, organizational effectiveness, and employee relations strengthens the internal systems required to provide consistent institutional service and support responsible national growth.

Camilla helps IBOR attract, develop, and support the professionals responsible for brokerage supervision, regulatory compliance, transaction coordination, operations, and client service.

Transaction Coordinator

Kathy Deramus coordinates the transaction process from engagement setup through closing. She works with institutional clients, brokers, and IBOR leadership to organize required documents, track deadlines, monitor transaction progress, and maintain complete records.

Her attention to detail and operational experience help ensure each transaction proceeds efficiently and in accordance with IBOR’s compliance, documentation, and supervisory requirements.

IBOR connects clients with resources that can help them address tax-sensitive disposition planning, reinvestment considerations, and financing needs associated with replacement properties and subsequent acquisitions.

Robert Biggs supports clients evaluating tax-sensitive real estate decisions, including potential 1031 exchanges, capital-gains considerations, and reinvestment objectives. He helps clients identify relevant questions, coordinate appropriate professional resources, and consider how transaction timing may affect disposition proceeds and replacement-property strategies.
